Latest updates from the team at Pavilion Green

Ken and Lorraine - Empty Nesters

Why did you decide to buy a Pavilion Green apartment?

We previously lived on a golf course home and before COVID we travelled a bit so we decided we wanted to downsize and have a place that we could lock up and leave as we had a swimming pool and vegetable orchards to look after. We looked around for a couple of years and inspected four others before we came along to Pavilion Green. We were very impressed with the style and proposed building. We were very keen on the place and we signed up and within a fortnight.

What appealed to you most about the particular apartment you purchased?

Ken: We wanted a three-bedroom apartment and we wanted it fairly spacious and what we bought certainly provided that. We had a design amendment we wished to make and that was accommodated with ease. We’re so thrilled with the finishes, the quality of the appliances, materials and the workmanship.

How would you describe the layout/floorplan and do you have any favourite features in particular?

Ken: My amendment was to install an inbuilt bar, it’s worked out beautifully. Also, our balcony is absolutely gorgeous, it’s spacious and we’re north facing.

Lorraine: Everything in the kitchen is absolutely top notch, the fridge, the dishwasher, all the appliances. They’ve thought of every single thing, down to the cutlery insert, it’s not a plastic thing, it’s a stainless-steel insert. The colour scheme is great and the lighting behind the mirrored cabinets is wonderful.”

How would you describe the Pavilion Green community?

Lorraine: “There were a lot of events held prior to completion where you could meet people and get to know the community. Even the developer came to some of those functions and he was so proud. There’s nothing more impressive than someone who is proud of what they’ve done. And justifiably so.

Ken: We didn’t have neighbours until about a week ago, but we’ve already met them and we’re going to catch up for coffee next week. We’ve met other people as well and it’s important to have a friendly neighbourhood but the good thing is the apartments are all designed to be very private as well.

How does it feel coming home to Pavilion Green or inviting family/friends over to visit?

Lorraine: “Lots of the other places we looked at before this had compromises such as stacker garages and smaller kitchens. But at Pavilion Green even the design out the front is so beautifully done and welcoming. When you come home you have a smile on your face.

Everyone who comes to visit is so impressed with the quality, they’re overwhelmed by how beautiful the apartment is. Nothing is cheap or tacky, it’s just superb. We celebrated Christmas Day here with 19 people, it was wonderful. There was plenty of room and it was the best night and everyone had such a ball it might become an annual event now.

David and Liz - Empty Nesters

Why did you decide to buy a Pavilion Green apartment?

Liz and I had quite a large house for the two of us, so we decided to downsize, and focus on lifestyle changes. Pavilion Green seemed the perfect location, and the quality at the display unit seemed to be above all other units we had inspected.

What appealed to you most about the particular apartment you purchased?

The standard of finish, and the position on level three, facing west and north with large windows and a large balcony around the outside. The layout suited us perfectly, with three bedrooms and a study area.

How would you describe the layout/floorplan and do you have any favourite features in particular?

In addition to the answers in question two, the kitchen presentation is excellent, with a good quality 900mm wide oven, dishwasher and an integrated fridge and freezer.

How would you describe the Pavilion Green community?

We have met our immediate neighbours and socialized with them over a few drinks. The residents retreat is an area where we have met a number of the residents at a social gathering organized by a couple of the residents. We find the people we have met so far, very friendly and sociable.

How does it feel coming home to Pavilion Green or inviting family/friends over to visit?

Most of the family and friends that have visited our apartment have been impressed with the quality and size of our unit. They have also been impressed with the residents retreat and the facilities it has.

MARCH 2021

Nimisha - First Home Buyer

Why did you decide to buy a Pavilion Green apartment?

I looked at so many apartments before I saw this one. As soon as I walked in and I saw the kitchen, I knew this is what I wanted. Most apartments I looked at prior to this felt very cramped and claustrophobic.

After my first inspection I came back the following weekend, I took a lot of pictures to send to my family and friends and everything was a plus; the suburb, the way the apartment was set up and the security, which was particularly important to me.

What appealed to you most about the particular apartment you purchased?

I was moving from a house into an apartment for the first time, so this was a very new experience for me. When I walked in, everything from the wide spaces around the outside to the apartment entry was wonderful. I knew I wasn’t going to find another one like this, especially in Sandringham.

How would you describe the layout/floorplan and do you have any favourite features in particular?

I wasn’t prepared for what I saw, the level of finishes, the quality of the benchtops and things like that. It has a very clean finish, clean lines, it’s well laid out and when you enter you don’t walk straight into the kitchen, you have an entrance area.

How does it feel coming home to Pavilion Green or inviting family/friends over to visit?

Every time I walk home, I’m at my happiest. I’m in love, if you can be in love with an apartment. I’m very proud of where I live.

JUNE 2020

Kiara and Brett McDonald

With their young and growing family, Kiara and Brett cannot wait to move into their spacious 3 bedroom home. Their particular residence features a large outdoor space, providing plenty of room to move, while Pavilion Green’s proximity to Sandringham beach also played a key role in their choice to buy their first off-the-plan property within this close-knit community.

What appealed to you about purchasing at Pavilion Green?

We were drawn to the location and the suburb of Sandringham. Once we walked into the display suite, we fell in love with the quality that we saw. It was so good how we could see the scale of the kitchen, bathrooms and also the bedroom, while the third model also allowed us to see exactly what we were purchasing. At the time it was far above the quality and experience to see the actual development than others that we looked at.

Why did you choose your particular residence and floor plan?

We chose our particular apartment as we knew that we wanted a 3 bedroom home on a larger scale. At the time of purchasing we didn’t have any children, but have since had a baby and knew that we would need something a little larger to accommodate our growing family. We were really drawn to our particular apartment for the large outdoor space that it provided, and as there was a wonderful use of space in the apartment floor plan, we felt like there was no wasted coverage across the whole apartment.

How did you find the purchasing process, including the display suite?

The display suite is amazing, so good to be able to go in and really get a good look at what you will be purchasing. The purchasing process was so smooth, stress-free and well-communicated to us. There was not a time when we didn’t have the right information given to us in a timely manner. As this is the first time for us buying off-the-plan, we did have a lot of questions and they were always answered promptly and efficiently by Leone.

What has your experience been like since purchasing?

The experience since we have purchased has been above and beyond. The buyer get-togethers have been really beneficial and useful in creating a sense of community, and we have already met some really nice people through these events. We have also dropped into the display suite and chatted with Leone a lot, and we are always greeted with a smile. It’s lovely to catch up on where the build is at and ask any questions — nothing is ever too much trouble! Leone has just been wonderful and we highly recommend her to anyone wanting to enjoy the same experience that we have been lucky enough to receive.

What are you most looking forward to in regard to moving in?

We are really looking forward to having more space for our family. We can’t wait to enjoy BBQs on our balcony with family and friends, and meeting our new neighbours.

MAY 2020

Marko Susnjar and Nikolina Todorovic

Marko and Nikolina are first home buyers who were drawn to Pavilion Green due to its prime position within Melbourne’s Bayside community.

What appealed to you about purchasing at Pavilion Green?

As first home buyers starting out in the workforce, lifestyle was a key factor in our search for the perfect place to begin our lives together. Pavilion Green fit our criteria perfectly, due to its close proximity to Sandringham beach, fitness facilities, cafes and restaurants and transport close by for our daily commute as young professionals.

Why did you choose your particular residence and floor plan?

Upon our visit to the display home, we found the stunning interiors and fixtures in the bathroom and kitchen areas breathtaking, as they fit our aesthetic perfectly. A key feature that drew us to Pavilion Green was the beautiful gardens to be featured, so when we were deciding on which floor plan we definitely wanted, one with a view of the garden that gave us the privacy we were looking for. Being a young couple we found that a 2 bedroom residence would be perfect for our needs with a spacious balcony for entertaining friends under an afternoon sunset.

How did you find the purchasing process, including the display suite?

We were pleasantly surprised by the level of engagement by the developer with the hosting of the garden party, Christmas party and summer cookout, which gave us the opportunity to meet and mingle with our future neighbors. It definitely made the waiting process a lot more exciting.

What has your experience been like since purchasing?

As it was our first time purchasing a home, we found the purchasing process as smooth as we could have hoped it to be and appreciated the guidance and support of Leone, who was always there to answer any questions and concerns.

What are you most looking forward to in regard to moving in?

We are most looking forward to the lifestyle Sandringham has to offer, including weekend walks on the beach, Sunday brunches and relaxing on the balcony with a glass of wine and a view of the sun setting over the garden after a long day at work.

APRIL 2020

Kerry and Gabrielle Fraser

As two of the first people to join the Pavilion Green community, Kerry and Gabrielle have been a part of this development’s journey for over two years. As such, they have become experts in all facets of off-the-plan purchasing, and are now eagerly awaiting the day they can officially move into their new residence. Having purchased at Pavilion Green for both the high-quality homes and exciting communal facilities — notably the gardens and relaxation areas — Kerry and Gabrielle are certain they will feel proud to call Pavilion Green home.

What appealed to you about purchasing at Pavilion Green?

It seemed to us that this development was to be built according to our desired demographics: it is purpose-built for owner occupiers looking to downsize, it demonstrated wonderful street appeal and its location was ideal for us. The promised fit out and the quality of appliances was in keeping with what we believed the developer was endeavouring to achieve. We also believed it was value for money.

Why did you choose your particular residence and floor plan?

The residence we chose met our criteria: single level, 3 bedrooms, 2 bathrooms and 2 car parking spaces. We preferred to be higher than the neighbouring building and get the morning sun while avoiding it later in the day. The professional assistance and guidance of Leone Steele was also invaluable.

How did you find the purchasing process, including the display suite?

The display suite was one of the highlights of the whole process: it gave a genuine feeling that this was the real thing. Its size alone saved us from trying to imagine what the finished apartment will be like, with complete floor plans for every residence and aerial photos of where you are located also a big help. The purchasing process was therefore made easy and uncomplicated. No pressure to purchase was ever applied and queries were always answered in a timely manner.

What has your experience been like since purchasing?

Having been one of the original purchasers we have been waiting over two years, but we did know this was the time frame from day one. Under the circumstances it has been frustrating at times but to the developer’s credit we have always been kept up to date as to what was happening and what was about to happen. Added to this has been the regular buyer get-togethers in conjunction with Pavilion Green promotions. These get-togethers have assisted in forming a community spirit even before we move in.

What are you most looking forward to in regard to moving in?

This move to us is a total life change. Having resided in a large family home for some 45 years, we are now at a stage of life where living needs to become easier and we see Pavilion Green offering this relaxing alternative while providing a very comfortable and convenient way of life.

MARCH 2020

In accordance with the advice of health authorities, we have adapted our way of conducting appointments and inspections of our Display Suite. Here’s what you need to know:

• We are now offering private appointments only, with one person permitted per appointment.

• You may call or email us to book, but in order for us to confirm your appointment, we will ask you the below questions:

— Are you experiencing any flu-like symptoms, such as a cough, fever or breathing difficulties?

— Have you returned from overseas in the last 14 days?

— Have you been in close contact with anyone suspected or confirmed as having COVID-19?

• If you answer “no” to all of these questions, we will gladly invite you to meet with sales agent Leone Steele, keeping in mind that we’ll be maintaining physical distancing measures, including not shaking hands and standing a minimum of 1.5m apart. We appreciate your understanding.

• If you answer “yes” to one of these questions, we will unfortunately be unable to book you an in-person appointment in order to safeguard the health of our customers and team. However, we can still arrange a phone or video call at your convenience.

We thank you all for your acceptance and understanding of these new measures.

Our team is as excited as ever to show you the remaining floor plans available at Pavilion Green, and so we look forward to speaking with you soon - whether in person, by phone or via video link.

At Pavilion Green, we are committed to quality and to sourcing only the best materials for our residences.
As such, we made a very conscious choice to use Italian-made Snaidero kitchen.

These classically designed kitchens reflect clear purpose and impeccable style, from the stone benchtops to the wood grain look finishes, and are built for both cooking and conversation.

Since launching in 1946, Snaidero has been ahead of the game with kitchen design. Beautiful yet sturdy, functional yet luxurious: these kitchens are built on a rich Italian heritage, and bring a touch of elegance to every residence.

If you're interested in seeing these kitchens up close, please visit our display suite at 216 Bay Road, Sandringham.

Sandringham in Hot Demand

Late last year, CoreLogic released their latest Best of the Best report, which aims to highlight the best performing property markets within Melbourne. Their figures revealed that our city’s seaside suburbs have fared particularly well, with Sandringham soaring above the competition on the unit front.

In fact, the Sandringham-Black Rock postcode demonstrated value gains of up to 18.6%, leading to a median sales price of $846,381. Neighbouring Beaumaris and Mentone also showed impressive figures, with gains of 17.1% and 16% respectively, underscoring the popularity of Melbourne’s bayside communities.

This news is exceptionally exciting for Pavilion Green purchasers, as it suggests that those who have bought a residence as an investment will be able to secure a strong rental price. Furthermore, owner-occupiers will benefit from life in one of Melbourne’s most in-demand suburbs, which is rich in character and opportunity.

To celebrate the launch of Pavilion Green’s garden view apartments, we hosted a colourful, community-centred Spring Garden Party in November.

Throughout the course of the day, visitors attended some insightful garden workshops lead by Bay Road Nursery, enjoyed some delicious treats provided by the team at local café Limoncello, and sipped on complementary glasses of prosecco and festive Aperol Spritzes served up by the Prosecco Van. Additionally, local fashion house Cable provided a preview of their up and coming spring collection, with our team also styled in Cable’s beautiful pieces during the event.

The Garden Party was undeniably a huge success, attracting an exciting mix of existing purchasers and potential new residents. Thank you again to everyone who came along to join in the festivities, we truly appreciate everyone’s time and hope you all enjoyed yourselves as much as we did. We look forward to seeing you all again at next year’s summer event!
